It wasn’t so long ago that the last thing on a U.S. Realtor’s® mind was attempting to divine the motivations of potential Canadian buyers. But times have quickly changed and Canadian investors are becoming more fierce and looking for opportunities to put them ahead of the pack. People usually opt to go abroad, and usually to a sunny place!

According to the National Association of Realtors®, non-residents of the United States accounted for some $41 billion (all currency in U.S. dollars) of real estate purchases in 2010, and as of late 2011, 23% of all international sales were to Canadians, up from just 11% as recently as 2007.

You may have thought about selling your home in the last year or two and decided against it as the market is low and you feel your house wouldn’t sell for top dollar. I would like you to reconsider. Depending on the area of town you are currently residing, it may be in your best interest to think about the future as an investment and not the present value.

If you were to sell your house today (with minimal net profit) but purchase a home in a thriving area of town (at a much lower market value than say 8 years ago) in another 10 years when Kamloops’ popuation hits 100,000, you could be sitting on a true “gem”!

Real Estate is the one industry that has never let us down over the years, although it has it’s stubborn moments (such as any teenager does) it always rises with time and gets you good return when planned out properly!

Would you wear sweatpants on a first date? Of course we always want to make a good first impression and it doesn’t stop with people, you guessed it; Real Estate!

Staged homes sell 85% faster than non-staged properties (Source RESA 2010 survey)

Well staged listings stand out and are viewed as well maintained in prospective buyers’ minds. It’s easier for the buyer to envision themselves in a nice home, and easier to spend more money when they feel the home is diverse in style.

My apologies if you just came back from that sushi restaurant 3 hours earlier than you had planned. Perhaps she just doesn’t like Gemini’s!

New Year’s Assessments

It’s easy to get frustrated when learning about the opinion held of the value of your home coming from the BC Assessment Authority, but it’s simply not worth it. You probably wouldn’t list your home at this price, let alone agree with it. At the end of the day the lower your home has been assessed, the less you’ll be paying in taxes. This means you’re free to laugh it off and feel more like you’ve profited and less like you (and your home) have been let down.
